"Lot 15 Upper Bay View" ~ Condit Pond ~ Potomac River Beach

park.
There are three ways to access the community
beach. The most direct route is by boat across the pond to
walk over the dam. There is also a 6-foot-wide walking
easement from the cul-de-sac at the end of Bay View Lane
leading to an easement that runs along the river shore to
the beach. A third access point is from Teal Court, taking a
trail at the end of the cul-de-sac. This trail is platted
but is not well marked on the ground.
Bay View subdivision has
Protective Covenants with current dues of $100.00 per year.
It is divided into two sections, Upper Bay View on the West
side of the pond, and Lower Bay View on the East side of
the pond. There is a community water supply available with
a well hook-up fee of $1,800.00, saving you the expense of
installing a private well, and Lot 15 has a Certification
Letter for a 4-bedroom house utilizing a conventional
septic system. There is some open meadow bordering the
50-feet of state road frontage along Mob Neck Road. (The
current cost is about $150.00 per year to keep it mowed.)
The Bay View location is convenient to several marinas with
boat ramps to launch a trailered boat for saltwater
